CIDCO hikes transfer fee by 50%; decision to impact Navi Mumbai real estate prices

In a decision that will significantly impact the real estate sector in Navi Mumbai, CIDCO has announced a sharp hike in property transfer fees, effective April 1, 2025.

The revised charges will apply across all nodes, including Airoli, Ghansoli, Kopar Khairane, Vashi, Sanpada, Juinagar, Nerul, CBD Belapur, Kalamboli, Kharghar, Panvel, and Ulwe.

Depending on the size and type of property, transfer fees will increase by 5% to 10%.

According to CIDCO, the transfer fee hike was an effort to align transfer charges with market trends and ongoing infrastructure development.

Navi Mumbai real estate experts said, CIDCO’s decision was bound to impact the property pricesProperty buyers and sellers are advised to plan transactions accordingly, as these changes may significantly impact real estate deals.

Revised fee structure

Residential property:

· Up to 20 sq. metres – Rs 27,000 to Rs 77,000 per sq. metre

· Over 200 sq. metres – Rs 11,100 to Rs 23,100 per sq. metre

Commercial property:
 

· Up to 40 sq. metres – Rs 26,700 per sq. metre

· Over 200 sq. metres – Rs 5,84,600 per sq. metre

· Commercial land transfer – Starts at Rs 1,93,400 per sq. metre
