Karnala-Sai-Chirner new town unveiled as third Mumbai by MMRDA

The Mumbai Metropolitan Region Development Authority (MMRDA) has officially announced the name of the newly developed township as Karnala-Sai-Chirner New Town (KSC New Town), marking it as the "Third Mumbai." Previously known as the Navi Mumbai Airport Influence Notified Area (NAINA), this ambitious project was first announced in 2013 and aims to address the uncontrolled growth around the upcoming Navi Mumbai International Airport.

Covering an extensive area of 323.44 square kilometres, KSC New Town is designed to integrate Smart City features that promote sustainable living and efficient urban planning. The township will encompass 124 villages, with 80 villages falling under the Navi Mumbai Airport Influence Notified Area (NAINA), 33 under the Khopta New Town Notified Area, two under the Mumbai Metropolitan Regional Plan, and nine under the Raigad Regional Plan.

In a recent government resolution, MMRDA has been tasked with preparing detailed planning proposals and development regulations for this notified area. The authority has also been granted land acquisition powers, which will allow it to effectively manage the land needed for development, along with budget provisions to facilitate this process.

The vision for KSC New Town is to create a sustainable, Greenfield business hub that will not only provide smart city amenities but also mixed-use spaces and integrated residential areas. This development is expected to boost job creation and stimulate economic growth across the Mumbai Metropolitan Region (MMR).

Additionally, MMRDA plans to implement the CIDCO funding model, which offers developed land as compensation for land acquisition, rather than direct monetary payments. This innovative approach is anticipated to enhance the efficiency and effectiveness of the development process.
